Furnish To Lease: 5 Steps To Furnish A Homy 2BD Apartment in HCMC

In October 2018, City Garden, one of the iconic high-end condominiums in Ho Chi Minh City, released its new apartment tower. Ms Quynh, international property investor based in Dubai with her family, purchased a 2-bedroom apartment in the new tower.
As her first real estate investment in Vietnam, Ms Quynh had high expectations for the interior design, furniture and material selection which must be good quality and long lasting.
In order to furnish her apartment for leasing, one of Ms Quynh’s friends recommended Connecty, with strong focus and experience working with foreign real estate investors.

STEP 1: Understanding of the furnishing brief, budget and timeline
As first step for any furnishing project, we start to fully understand the purpose of the apartment, budget and timeline. Ms Quynh’s five main requirements were:
Modern interior design (concept, 2D layout and 3D render) with some personal design touches such as the Chester brown leather sofa, the buddha status and the Porsche highlight.
Budget below USD 15,000
Timeline: To rent it asap to optimise the Return On Investment (ROI)
STEP 2: Furnishing Proposal, Layout and Material Board
After finalising the furnishing requirements, our team went to measure the apartment with the help of Ms Quynh’s real estate agent. Then, we spent 5 days to work on the furnishing proposal including layout, color palette and material board matching the budget.
STEP 3: Furnishing Kickstart and Management Office Approval
After finalising the furniture proposal, quotation and contract, we confirmed with the furniture factory to start the furniture production.
In parallel, with the help of the real estate agent, we had to register with the building Management Office (MO) and pay the deposit payment to get the construction and furniture installation approval document.
The construction and furnishing approval forms usually take 7 days to be delivered.
The MO documents includes:
Fit out construction form (list of works to be done, list of machinery, ID of workers, date and time)
Move in / Move out form (list of items to be moved, ID of the person in charge, date and time)
STEP 4: Furnishing Progress Update
During the wall painting, lighting installation, furniture delivery and installation, Ms Quynh received from us a report on Whatsapp. The daily report updates her about the progress of the work, pictures of the work done during the day and work to be done for the next day. Knowing that Ms Quynh is not based in HCMC, the daily report is an important communication tool to update her about the project progress.
STEP 5: Furnishing Completion and Handover
After 21 days of construction, furnishing and cleaning, Ms Quynh received a handover note including pictures and videos of the apartment. We invited Ms Quynh’s real estate agent to do the on-site handover inspection with the handover checklist.
After completion of the handover, we activated the one-year warranty for all the work done in the apartment. The warranty covers any technical defect of the furniture, lighting and equipments provided by Connecty.
